Pullman & Moscow, one county at a time
Every parcel in Whitman County, Washington and Latah County, Idaho β identifiers, boundaries, the characteristics the county publishes, and the tax and foreclosure record. Then the hard part: keeping leads and opportunities in separate rooms.
π Everything here is traceable. Each entry links back to the county record it came from. Nothing is asserted that a record does not say.
Two rooms, never one
A potential vacancy is a hypothesis derived from a public record. A confirmed opportunity is a property somebody with authority agreed to offer. Mixing them would be the fastest way to get this whole thing sued, so we don't.
What kind of quiet is it?
Pick a class to filter. Classes are assigned from the county's own land-use and improvement records β never from a guess. Switch to Build-out potential to see what could legally be added to each lot instead.
πΊοΈ Every pin is a parcel in the county's own roll. Click one to open the file and read what the record actually says.

How the ledger is built
A repeatable pipeline, not a spreadsheet. Every run pulls the same public sources, applies the same rules, and publishes the result with its provenance attached.
- Parcels & boundaries β WA Office of Financial Management statewide roll (34,998 Whitman parcels), Whitman County's own parcel layer, the City of Pullman assessor roll (8,175), and Latah County's assessor roll (21,500).
- Characteristics β land-use code, assessed and market value, year built, square footage, zoning, roof, heat, legal description, acreage.
- Delinquency β Latah County's tax-paid flag on every parcel; Whitman County Treasurer's balance-due and five-year payment history, verified against the published Certificate of Delinquency.
- Foreclosure β Whitman County's 2026 Certificate of Delinquency and the matching court filing, parsed from the county's own PDFs and joined to the parcel roll. The county auction platform is polled for live listings.
- Confirmed β only owner-authorised submissions and public advertisements.
What we will not claim
- We do not call a property vacant because a building is dark. We call it a lead and show the record that produced the lead.
- We do not call a property for sale unless an owner or a broker has said so in a document we can link to.
- We do not publish owner contact details. Public record is for verifying a parcel, not for cold-calling a household.
- We do not carry a lead into the confirmed tier. Ever. The tiers are separate files, separate counts, separate lists.
Know a ghost we haven't met?
Every confirmed listing starts with someone deciding their empty space should work again. If that's you β the ledger has a front door.
