The work is unfinished.

The Question

Every evening at 5pm, a strange haunting begins across America. Millions of square feet of office space go dark. Meeting rooms that could host a book club sit empty. Conference rooms that could train a nonprofit's volunteers gather dust until Monday.

And in the morning, the same buildings fill up again — and the night owls go home. People who work at 10pm have no office. People with empty offices have no night workers.

"We don't ask how big a space is. We ask: when is it dead?"

The question GHOSTO asks about every building is simple:

WHAT SHOULD THIS SPACE BE USED FOR?

What We Believe

  • Buildings should work at least as hard as the people inside them. A building that sits empty 60% of the time is failing its community — even if it's "fully leased."
  • Vacancy is a choice. Not an inevitable fact. Every empty building is a decision by someone not to share it. We want to make sharing easier than not sharing.
  • Free is a feature. Not a bug. Not a loss. The best things in a community are free — parks, libraries, sidewalks. Office space can be one of them.
  • Consent is the foundation. We never enter a building without permission. We never publish an address without verifying. The joke is trespassing; the mission is invitation.
  • Build up, not out. Before we consume more farmland with a new development, we should exhaust what already exists — vertically, temporally, and socially.
  • The most sustainable building is the one that already exists. Demolishing and rebuilding is almost always worse than retrofitting and sharing.
  • Zoning should describe reality, not dictate fantasy. If a neighborhood needs a bakery and an empty storefront exists, the zoning should not be the villain.
  • Trust is earned through transparency. We publish our code, our data sources, our finances, and our decisions. Ghosts have nothing to hide.

The Ghost Economy

GHOSTO is built on a radical premise: not everything needs a price tag.

The exchange on GHOSTO is not dollars. It is:

  • 🌱 Plant care — Water the ficus. The ficus has been waiting.
  • 📝 Gratitude — Leave a note. Draw a picture. Name the room after the host.
  • 🤝 Presence — An occupied building is a safer building. A building with a potluck in it is a remembered building.
  • 🔧 Maintenance — Eyes on the space. Someone who notices the leak before it floods.
  • 💡 Ideas — Fresh people in stale spaces often see things owners miss.

Homes in some European cities are vacant

These are not housing shortage numbers. These are sharing opportunity numbers.

The 11 million empty homes in Europe could shelter the estimated 4 million homeless people on that continent — multiple times over. Not by building new housing. By using what already exists.

The math is not the hard part. The hard part is everything else.

On Land

We have a particular affection for land that is used to grow things. Every acre of farmland that becomes a parking lot is an acre that stops producing food.

We are not anti-development. We are anti-wasteful-development. We are pro-building-up-not-out. Pro-duplex. Pro-ADU. Pro-accessory-dwelling-unit. Pro-every-legal-way-to-put-more-people-on-the-same-land.

"Every acre of sprawl is a calorie that never got grown. Until we stop sprawling, we're eating our future."

We recognize that the land we build on has a history. Indigenous peoples stewarded this land for thousands of years before colonization. We approach land use with that history in mind, and work to center Indigenous voices in land-use reform.

The Golden Rule

We believe in the written word. The handshake. The signed agreement. We believe in asking permission and accepting the answer.

If a building is empty, that is information — not an invitation. The information is public record. The invitation requires consent.

Our founder once knocked on a mansion door at an unusual hour, in a creative spirit, and was greeted by the police. This is the founding trauma of GHOSTO's legal education program.

"If the cops get called, you're doing it wrong. Ghosts don't get arrested. They get exorcised. Be a good ghost."

What GHOSTO Is Not

GHOSTO is not many things. This is important.

  • Not a real estate broker. We don't take commissions. We don't represent landlords. We don't negotiate leases.
  • Not a squatting platform. We are the opposite of a squatting platform. We make legal sharing so easy that squatting looks barbaric.
  • Not anti-landlord. Landlords are our friends. Empty buildings cost them money. We're here to fix that.
  • Not anti-development everywhere. Sometimes new building is right. But "sometimes" should be the last option, not the first.
  • Not a dating site. Despite the "matching" language. Night owls and day people are not a romance plot. (But if they fall in love, we accept contributions to the wedding fund.)
  • Not a joke. The humor is real. The mission is realer.

The GHOST OATH

Every member of GHOSTO agrees to this before haunting:

I solemnly swear:

1. To always obtain written or verified verbal consent before entering any space.

2. To knock at noon, not at 2am, unless invited.

3. To leave no trace — and to leave a drawing.

4. To water the plants.

5. To make the day people's lives easier, not weirder.

6. To never, ever make the host regret opening their door.

7. That if the cops show up, I will fill out the correct form and contact a Medium immediately.

The Future We Want

A city where every building works triple shifts. Where an office is a coding school at night, a church on Sunday, and a polling place on Tuesday. Where a corner store that couldn't get a parking variance becomes a community library. Where a dead mall becomes 400 apartments.

Where the question "what should this space be?" is asked early and often, by owners, planners, and communities together.

"We don't want your property. We want your dead hours. And we'll water the ficus."

This is the world GHOSTO is trying to build. Not by building more — by using what we have, better.
